CDO. Global Investments was appointed to review and reposition an underperforming mixed use asset with the goal of improving its income performance and preparing it for sale within a short timeframe.
Through a focused asset review, we identified operational inefficiencies, underutilised areas, and opportunities for value enhancement through modest but well targeted capital expenditure. This analysis highlighted improvements in both the physical property and its ongoing management performance.
CDO developed a repositioning strategy aimed at increasing the rent roll and strengthening long term income stability. With this in place, we subsequently secured a reputable management company to take a lease on the property, creating an attractive and predictable return profile for an investor.
With a programme of improvement works identified and the enhanced lease structure in place, we approached our established network of qualified buyers. Following a concise review period, the asset was successfully placed under offer and the transaction completed.
